Warsaw Office Pulse Q1 2016

JLL is pleased to present a short up-date of the office market situation in Warsaw after Q1 2016. After the all-time high demand and absorption throughout 2015, the occupier activity over the first three months of 2016 was slightly subdued. The gross take-up was 15% lower than in the corresponding period of 2015, albeit 10% above the 2014 data. The vacancy rate increased by 1.1 pp y-o-y and stands at 14.1%, however, sharp drops in vacancies over the past 12 months were seen in the West, and North districts for example. Office construction continues apace, with approx. 113,000 m2 completed in Q1 alone.

Poland’s Regional Office Market Q1 2016

JLL is pleased to present latest office market summary of major markets in Poland outside Warszawa. In Q1 2016 over 105,000 sq m of modern office space was delivered on the key regional office markets in Poland, of which approx. 43,000 sq m in the Tri-City alone. We expect that additional 382,000 should be completed by year-end. Average vacancy rate in regional office markets stands at 10.6% with the lowest one registered in Kraków (5.7%) and the highest in Szczecin (18.3%). Due to substantial pipeline, the vacancy rate should remain under upward pressures. Kraków remains the most sough-after location in terms of occupier demand. Total take-up in regional cities in Q1 reached 108,000 sq m - level comparable to the one registered in Q1 2014 and lower by 24,000 sq m than in the corresponding period of a record-breaking 2015. Prime headline rents remained relatively stable ranging between EUR11-14.50/ sq m/ month.
