
Grudziądz Industry Park (Grudziądzki Park Przemysłowy Sp. z o.o)
Grudziądz Industry Park has been established to prepare investment land. We are here to provide help to the companies wishing to locate their investments in Grudziądz, both during the stage of obtaining the required permits and completing formalities, as well as after the investment process has been finished.
The managing company - Grudziądz Industry Park - was established in December 2004 under the agreement of the Grudziądz municipality, Grudziądz Commune, Grudziądz Starosty and OPEC GRUDZIĄDZ Sp. z o.o.
The investment area belongs to the Grudziądz Industry Park and consists of approximately 40 ha [99 acres] of undeveloped land and two industrial halls of a total area of 12,000 m². In addition, we administer the area of almost 100 ha [247 acres] of investment land owned by the Pomeranian Special Economic Area.
Location
Grudziądz is the fourth biggest city in the Kujawsko-Pomorskie Province (the north of Poland) and has almost 100,000 inhabitants. The nearest airports are in Bydgoszcz (60 km) and Gdańsk (110 km), and the nearest sea ports in Gdynia (130 km) and Gdańsk (115 km). The A1 motorway is also very important for the city. It is planned that the A1 will connect the north and south of Poland in the future. Today, the 1st stretch of the motorway links Gdańsk and Nowe Marzy (about 5 km from Grudziądz), and by 2010 another stretch to Toruń will have been built.
All our investment plots are located in the vicinity of the main traffic routes and have current entries in the land development plans and are connected to all technical utilities.

The land is located directly by a new asphalt road 7m wide; in the north there is also an adjacent road paved with POL-BRUK paving brick, 6m wide. Both roads join the Grudziądz Intercity Road and Droga Łąkowa leading to the bridge on the Vistula River.

Location: It is located on the crossing of communication routes connecting the Tricity ports with the south of Poland (5 km from the national road No. 1; 12 km from an operating interchange of A1 motorway in Nowe Marzy; 6 km from the A1 interchange ‘Grudziądz’ planned to come into operation in December 2011) and routes connecting the western and eastern borders (450 m from the national road No. 16 and 12 km from the junction of a planned throughway S5 Nowe Marzy - Poznań - Wrocław). The area is located directly by the Grudziądz Intercity Road.
The investment profile: The place in the vicinity of the A1 motorway and at the crossing of important communication routes is a convenient location for logistics and distribution centres. Within a thirty-kilometre radius there are the biggest producers of the paper industry (Mondi Świecie, International Paper Kwidzyn, Polpak Papier), as well as numerous companies from the food, chemical, metal, electronic, electrical machinery and light industry, which creates favourable conditions for cooperation. An investor looking for a good location for production will find a large reserve of unskilled workers in Grudziądz. Two halls of approximately 6,000 m² each (60 x 30 m and 78.5 x 24.68 m), three-storey, each building has separate entrances, but they are connected by a passage on the 1st and 2nd floor. An office and administration facility has been added to one of the buildings on the ground floor. Both halls have two lift shafts. The facility was modernised in 2008.
The immovable facilities are situated within the Pomeranian Special Economic Area.

Form of transfer: Rental (PLN 6.5/m² + the costs of media). It will be possible to buy the halls in September 2010.
Infrastructure: electricity, water, sewage system, heating system, access for trucks, parking lot, lift shaft.
The former user is GZPG-um “Stomil,” who produced canvas shoes and rubber boots till the end of the 90s. Metal components were produced on the ground floor of one of the facilities from May 2007. As a result, a concrete floor and relaxation and refreshment facilities were made. The company finished production in Poland in 2009.

Building No. 95

It is the three-storey facility without a cellar, with a ground floor extension to the east and south for office and storage purposes. From the side of the internal access road there is a roofed loading platform and one dock. The building has three independent staircases that allow efficient communication to the floors, and a few service lifts, which can be accessed from the outside of the hall. The halls can also be accessed through independent entrances; however, there is limited access to some of the rooms. The facility was renovated in 2006.
