TechnoPort Warsaw Technology Park
Idea
Warsaw Technology Park was created as an initiative of the capital city of Warsaw and the Ministry of Science and Higher Education as a tool to increase the competitiveness of the Warsaw and Mazovia economy. As a place where science and industry meet, it will facilitate the transformation of innovative scientific ideas into modern technology solutions, ultimately implemented by economic entities. TechnoPort will be powered by the Warsaw scientific base and serviced by highly skilled personnel – mainly within such areas as telecommunications, information technologies, medicine, biotechnology, pharmaceutical sector, nanotechnology, electronic engineering, mechatronics, robotics and optoelectronics, banking and finance.
Mission and goals
Making use of the biggest in the country science and research as well as economic and infrastructure potential, centred around the capital city, the Warsaw Technology Park will stimulate the technological advance of the region, support economic development of Warsaw and Mazovia as well as promote innovative technologies and their free flow between science and business. The initiative is supported by the Warsaw Scientific Consortium, formed by the leading Warsaw universities, research centres and the Polish Academy of Sciences.
TechnoPort will create favourable conditions for business, attracting world leaders in innovative technologies and supporting the creation of new jobs in the advanced technologies’ lines of trade. The goals of the undertaking are, in particular:

Location
Its advantage is access to the biggest scientific base in the country, favourable conditions for conducting business, close cooperation with academic institutions, synergy within the business sector.
Area and infrastructure
The park will occupy an area of 44.6 ha. All real estate designated for the Project is owned by the TechnoPort Warszawa S.A. company. The plan of the Project is to create approximately 300 thousand sq.m. of floor surface, designated for laboratories, production halls, modern conference rooms, technical infrastructure and a network of service outlets.
Offer for investors
The objective of the offer, which will soon be announced in the biggest national and foreign business press, is attracting Potential Investors, ready to get involved in the development of the Warsaw Technology Park and already successful as well as able to provide financial resources, necessary to build their own facilities within the area of TechnoPort. In greatest demand are Strategic Investors – innovative companies, mainly interested in building and maintaining the facilities they’d be using and the real estate sector companies, willing to secure financing, building and maintaining multi-tennant facilities – Investors from the Real Estate Sector.
Financing
Estimated capital outlays, necessary to build the facilites of the Warsaw Technology Park fluctuate around EUR 360 million, which entails the cooperation of public and private sector entities, including key tennants and investors from the real estate sector. TechnoPort has already successfully secured initial public financing provided directly by the city of Warsaw and is in the process of obtaining EU funds.
According to the plans, the proposed structure of private sources of financing of the Warsaw Technology Park will be based on long-term lease agreement and accompanying investment or building contracts, signed between TechnoPort and Potential Investors.
Timeframe
The Park is expected to be realized in the years 2007-2015. Phase I of the Project will be completed by the year 2010. It consists in creating a Technology Incubator and a Research Centre financed by public funds.
Potential Investors are invited to take part in Phase II of the Project, which is to be realized throughout the years 2008-2015.
Present status of the undertaking
The Technology Incubator will be the first facility of the Warsaw Technology Park. Until its launch in the target location, it will operate (from April 2007) from the headquarters of the TechnoPort Warszawa S.A. at 186 Niepodległości St. The objective of the Incubator in its first year of operations will be creating a model support environment for the newly established companies and preselecting the cooperating and resident companies in order to choose senior-companies, that will be moved into the building, which is coming into existence on the Siekierkowski Arch.

Technology Incubator is a two-storey building, designated for the scientific, experimental, design and production activities – ecologically pure, with laboratory base. Basic cubature is formed by the office-laboratory area, with accompanying functions, such as a complex of meeting halls and a catering area.
It is planned, that the rented space will be divided, finished and fitted according to the requirements of the future user and each time adapted to its needs as regards the flooring (floor lining), type of partition walls, interior doors, lighting, electronic and structural equipment as well as the color scheme of the rooms.
Central part of the building will be adapted to servicing the companies located in the facility and organizing conferences. Meeting halls will be fully fitted with multimedia audio-visual and projection equipment, adjusted to carrying out interactive conferences. There is a possibility to join rooms, thanks to movable walls. Lobbies next to the meeting halls can also be used as an exhibition area.
The Warsaw Technology Park investment is realized by the TechnoPort Warszawa municipal company.
